Conveyancing solicitors for Wollongong and Illawarra property
The Illawarra region offers significant property diversity — from Wollongong's urban apartments and terraces to Kiama's coastal escarpment properties and the rural acreage of the Southern Highlands fringe. Julia Clarke Solicitor assists buyers, sellers, and investors across the Illawarra with residential and rural conveyancing.
We act remotely for Wollongong and Illawarra clients. Electronic settlement via PEXA means your transaction can settle efficiently without the need for in-person attendance. We provide full advice by phone, email, and video conference throughout.
Buying Illawarra property — what you need to know
Before exchanging contracts on an Illawarra property, we review the contract, vendor disclosure documents, and the property's planning controls under the relevant local environmental plan (Wollongong LEP 2009, Shellharbour LEP 2013, or Kiama LEP 2011). Illawarra properties can be subject to escarpment protection zones, coastal hazard management areas, flooding constraints, and former industrial contamination risks in the inner Wollongong area. We advise on these issues before you commit.
We conduct all standard pre-exchange searches, review strata reports for unit purchases, advise on outstanding land tax and council rates, and coordinate with your lender for loan settlement via PEXA.
Selling Illawarra property
For sellers, we prepare the contract for sale including all vendor disclosure documents required under the Conveyancing Act 1919 (NSW). We advise on your disclosure obligations and manage the transaction through to settlement and registration of the transfer.
Industrial and contaminated land issues
Parts of Wollongong's former industrial land, including areas near Port Kembla and the inner suburbs, carry contamination history associated with the steelmaking and industrial heritage of the region. We advise buyers on contaminated land register searches and on the implications of the Contaminated Land Management Act 1997 (NSW) for property transactions in affected areas.
Off-the-plan and medium density development
Wollongong and Shellharbour have seen significant medium-density development in recent years. Off-the-plan contracts require careful review, particularly around sunset date provisions and developer rescission rights. We advise buyers and investors on the risks before they sign.
