Our conveyancing services

Why choose a solicitor for conveyancing?

A licensed conveyancer can handle the mechanics of a straightforward property transfer, but only a solicitor can provide legal advice. If the contract contains unusual special conditions, encumbrances, or planning issues, you need a solicitor who can advise you on the legal implications and negotiate on your behalf. Our team has been handling conveyancing matters across the Hunter Valley for over 35 years.

Fixed fee estimates provided upfront

We provide a clear written fee estimate before any work begins. Our fees are competitive and we explain every component of the cost including disbursements, search fees and transfer duty so there are no surprises at settlement.

Serving buyers and sellers across the Hunter Valley

We act for purchasers and vendors across Maitland, East Maitland, Cessnock, Singleton, Muswellbrook, Raymond Terrace, Port Stephens, Newcastle and the wider Hunter region.

Common questions

A standard residential conveyancing matter from exchange to settlement typically takes 4 to 6 weeks, though the parties can agree on any settlement date. We prepare and send all documents promptly and work to meet your timeline.
A section 10.7 certificate issued by the local council discloses planning information about the property, including whether it is flood prone, mine subsidence affected, contaminated, heritage listed, bushfire prone or subject to road widening. We review this as part of every contract review.
A licensed conveyancer can handle straightforward property transfers. A solicitor is needed where the transaction involves legal complexity, unusual special conditions, planning issues or disputes. A solicitor can also advise on related matters such as stamp duty exemptions, trusts or company purchases.
PEXA is the electronic property exchange platform used for most residential property settlements in NSW. It allows the transfer, mortgage discharge and settlement funds to all be exchanged electronically on settlement day. We are registered PEXA participants and handle all aspects of the electronic settlement process.
Transfer duty in NSW is calculated on the purchase price using a sliding scale set by Revenue NSW. First home buyers may be eligible for an exemption or concession depending on the purchase price. We calculate the exact duty payable as part of our contract review and advise on any available exemptions.
